I
see the market for buying property in Italy staying buoyant for the
first 2 quarters of 2012. We already have clients booking to view
property for sale in Italy, in January, which is something that does
not happen every year, as it is normally a quiet month. The last
quarter of 2011 is the busiest it has been for 4 years with a
surprising amount of enquires and sales of Italian property. These
are not all coming from the UK but from an international clientele,
including clients from Russia, Canada, USA, Norway, Switzerland etc.
The
most buoyant market is from €350.000 to €500.000 and then €750.000
upwards, with various clients in the bracket over €1.000.000.
In
general clients are realising that they will receive less income by
putting their savings in the bank or pensions and have seen over the
years that by investing in the right type of real estate in Italy
they can obtain rental income whilst using the property themselves.
We suggest that to obtain a reasonable capital return, clients keep
their Italian property for 3 years but 5 years would be optimum as
there is no capital gains tax in Italy after 5 years.
I
believe that the first quarter of 2012 will show the same sort of
levels of interest as the last quarter of 2011 in Italy, save major
economic worldwide issues.
I
am finding that UK clients that have been interested and viewed in
the past are returning to purchase as the sterling is stronger
against the Euro. If this continues in 2012 I feel that more UK
clients may return in the middle and lower price bracket but I see
the higher end of the market continuing to fare the best with UK and
international clientele.
Other overseas markets
There is a very mix bag of markets at the moment with clients
looking for bargains in Spain and finding them, and the American
market seeing an improvement. France is fairly quiet with some good
buys to be found on the Coté d’Azur. If you are feeling brave you
could try Greece whilst Turkey has seen a downturn in the last 3
years which has not yet recovered.

“There is
something relaxing and romantic about being close to water and that
is why more and more clients are choosing to buy property in Italy
on either Lake Como or Lake Maggiore” says Linda Travella of Casa

and Maggiore have tended to be the more sophisticated and popular of
the lakes” says Linda.
On Maggiore
you can find wonderful period villas on the shores of the lake,
Stresa/Baveno and Belgirate are the most sought after areas and have
delightful views of the Borromeo Island, and you can see why. The
views are spectacular but one of the main draws of Maggiore is its
closeness to Milan and the various airport options it offers which
are between 45 and 75 minutes away. There are numerous flights a day
from all over the UK and many other parts of the world. It can offer
golf, skiing and water sports apart from being close to San Siro for
football and Monza for motor racing.
Properties
here range from as little as €170.000 for a 2 bedroom apartment, but
we are concentrating on the properties at the higher end of the
scale. A luxury 3 bedroom penthouse with lake view and shared pool
for €700.000 to a wonderful lakeside apartment with 4 bedroom, boat
mooring, winter boat storage and a covered lakeside terrace with
seating for about 16 people for €775.000. If you want a palatial
villa then prices are from one million upwards and for a lakeside
villa that belonged to a relation of Napoleon, upwards of
€5.000.000!
So what
about Lake Como, now linked with Clooney, but in fact it did exist
before George, and as Maggiore, has always been a popular
destination for the ‘Milanese’, as a 2nd home. The easy
driving distance also makes it popular with Swiss clients and other
Europeans. Lake Como over recent years has been synonymous with
glamour and various X factor programmes have been filmed there and
‘The Beckhams’, Brad Pitt and many other starts have visited
Clooney’s Lakeside villa. Part of Oceans’ 12 was, in fact, filmed on
Como. You may be thinking that you can’t afford to buy here but
prices on the North Western shore start as low as €120.000.
Today we
are looking at what sort of lakeside luxury you can find and so we
will be looking upwards of €700.000. Trying to find a property right
on the lake attracts, of course, a premium price as you would
expect, whilst building new properties on the lake is not allowed
and any changes to current designs have very strict criteria. A
wonderful lakeside villa at Pianello can be purchased newly restored
with 4 bedrooms, 4 bathrooms a lakeside pool and beach for around
€2.500.000. A detached villa of 300 square metres at Tremezzo with
lake view and a 15 minute walk to the lake is currently under
construction. You can choose the internal layout and the price of
€1.200.000 also includes a pool.
One of the
most important points with regard to a large investment on the lakes
is the fact that you can feel confident that the price will stay
stable. These days clients are always concerned that, having seen
what has happened to property in other European countries, property
in Italy will go the same way. However Italian Real Estate on
Maggiore and Como, has not seen those dramatic peaks and troughs.

Tuscany has been a favourite of the ‘Brits’ since the 1960’s and
yet a number of clients believe that property prices in this
particular region are outside their reach.
Well according to Linda Travella of Casa Travella, who has been
selling property in Italy for 25 years, the ‘Tuscan Trend’ continues
and you will be surprised to find that there are properties to suit
all budgets. At the moment it is still a buyers’ market and many
good properties at competitive prices can be found, says Linda.
However the trend is starting to change and only recently a client
who went to view a property that was new onto the market, waited 2
weeks before saying she was interested and by that time the property
had been sold! Is this a sign of changing times??
Linda’s advice is to make sure you tell your property professional
that you are interested in a property. It is important that the
agent/consultant is acting on your behalf and not that of the
vendors, which often happen. Clients think that if they buy directly
in Italy they will not pay commission, in fact they do indeed pay
and normally to the vendor’s agent.
You will be surprised at the affordable prices and property to buy
with prices ranging from as little as €50.000 to millions.
Here is a selection of properties currently available which are good
value.
Just 20kms from the walled city of Lucca you can buy a detached 2
bedroom property set in half an acre of garden and olive grove with
space to build a pool. The property is in a small village just 3kms
from Borgo a Mozzano, where there is a train service to Lucca/Pisa.
Price only €210.000.
Maybe you prefer a property with a shared pool; for €190.000 you can
buy a 2 bedroom apartment in a restored hamlet. The apartment is
built in the traditional style and is 45 minutes from Siena and an
hour from Florence and the sea.
If you like city life then a restored apartment in the centre of
Florence with 2 bedrooms and 2 bathrooms is on offer at €390.000.

about your purchase:
Always have in mind your general requirements, but be prepared to
review these once you have got a feel for the area. Be flexible!!
Tuscany is a large region and offers a huge selection of differing
types of property, think about which one is right for you and your
lifestyle.
Once you have decided you want to buy, don’t wait, or you could lose
out!
Remember purchasing in Italy is different to the UK, and once a
contract is signed, it is binding – Great, no gazumping
Remember whenever and however you buy in Italy you will pay
commission.

“Some of the best
Italian real estate (properties) are being snapped up by non British
buyers”, says Linda Travella of Casa Travella, who has been selling
property in Italy for 24 years.
Some recent clients in Abruzzo missed out on their ideal property by
being too slow in making a decision, and the house went to a Russian
couple.
The ‘Brits’ always seems to think there is a better opportunity
around the corner. They seem to be forgetting that Italy did not
suffer anywhere near as much as other countries worldwide and in
Europe as a result of the banking crisis. This means that Italian
property prices have not dropped as much as in other counties and
according to Gabetti, the Italian Real Estate Franchise Group , the
overall market in Italy is improving but is a little uneven, with
high end and luxury property faring the best.
At the moment vendors are still willing to accept offers but with
the market starting to improve that won’t last long, says Linda.
It is normally hard to obtain very much discount on new build
properties but we are still seeing a greater margin for negotiation
here as well.
At the present time we are seeing the most clients from Holland,
USA, Germany and Russia, so it seemed odd that Right Move made a
comment on Classical FM this week saying that interest in overseas
property by Brits had increased. In fact on speaking to specialist
overseas agents and consultants, the answer is the same that the
interest from UK buyers has increased but they are not necessarily
viewing or buying.
“Now is a great time to buy” says Linda “and with 25 year mortgages
on offer at low interest rates (subject to criteria) why wait any
longer?”

Italy has faired far better than the majority of international
property markets due in no small measure to the fact that Italian
banks were not lured by high level, frivolous lending. Keeping a
steady approach they weathered the storm and can offer mortgages of
between 65% and 75% ( subject to certain criteria).
Italy is the 7th biggest global economy and an export industry ahead
of the UK. “Distressed” sales figure very little in the Italian
property market which offers a far safer place to invest than many
other countries teetering on the brink.
“A lot of people are not interested in pouring their savings into
banks”, says Linda Travella of Casa Travella, experts in selling
homes in Italy for over 23 years.
“Italians were slow to reduce their property prices bearing in mind
the catastrophic drop in prices in other European countries; however
they have now realised that they need to be realistic. They have not
seen the dramatic falls of countries such as Spain and Bulgaria,
which is good for buyers because they know that their capital
investment should not halve in value. In fact, if you choose to buy
in Tuscany you should have a rosy outcome”.
What is important to note is the rental return you can achieve. Set
in 2.5 acres in Peccioli, which is just 35 minutes from Pisa
airport, is a beautifully restored typical Tuscan home. The two
storey abode with panoramic country views provides two swimming
pools (one for children), and spacious living accommodation
including lounge with fireplace and arched French doors,
kitchen/dining room, plus utility room and four bedrooms and three
bathrooms. There are beamed ceilings and terracotta floors with

Another property currently being marketed by Casa Travella is close
to Calcinaia set on the hills of Eastern Tuscany. This exceptional
property overlooks Lake Montedoglio and is less than an hour from
Perugia airport.

Positive or Negative for Italian property Market

sales in the weeks leading to the election.
Linda says
‘ I was not surprised as the £ became stronger and was at a 10 month
high against the € until last Thursday, even if now it is weaker ,
it is still higher than in the first quarter of this year.’
A coalition
government does not necessarily mean weakness. Germany has had a
coalition in the majority of years since the Second World War and
has always been looked upon as having a stable economy. Their
current government includes the Liberals.
Entrepreneur James Caan, commented on Election night that he did not
see a ‘hung parliament’ as being as negative as is currently being
suggested, as long as the leaders form a government in the first few
days after the results.
The new
agreement to help Greece by the EU and IMF will also bring further
stability to the markets.
It is an
excellent time to buy a property in Italy as prices have ‘bottomed
out’

Looking for a
safe investment in the world’s current crisis is not always easy but
astute people with commercial acumen and a flair for running a
business are finding that now is in fact a superb time to secure
exceptional overseas businesses.
Take for instance, Italy, where in the beautiful Tuscan countryside

“2010 promises
more interest in the less risky world property markets. There is
talk that in Italy, a well established country, property prices
could increase by 3-5% in late Spring”, says Linda Travella of Casa
Travella, who has been selling property in Italy since 1987.
Continues Linda, “2009 started off very slowly in all markets with
the realisation of what had happened in September 2008.
That said, Italy suffered less than most other world markets and
prices did not really start to drop in the first quarter unless
clients were desperate to sell, where reductions of between 5 -10%
maximum were reflected in both re-sale and new build properties.
Spring turned into Summer with the realisation that there were for
sure, less buyers, and unless vendors were more flexible, clients
would go elsewhere. This manifested itself in price reductions and
vendors more likely to consider offers.
The last quarter of 2009 saw sales and interest returning,
especially with Italy being considered a safer investment than many
other markets around the world.”
Stephen Hughes, associate director at Foreign Currency Direct says,
“There are plenty of positives for those looking to buy in Euros
going into 2010 after a relatively stable second half of 2009.
Even though the UK appears to have fallen behind other economies in
the race out of recession and economic recovery, Sterling has held
pretty firm against the single European currency, trading two to
three cents either side of 1.10 during the second half of last year.
On top of this, recent data releases from Halifax, Rightmove,
Nationwide and the Royal Institute of Chartered Surveyors have shown
that the UK housing market has started to move in the right
direction with numbers of properties being put on the market,
numbers selling and prices all increasing.”
Linda suggests that if you have the cash, try to make an offer by
March as good bargains can definitely be found at the moment.
The housing market seems to be the driving force behind any UK
economic recovery so these positive announcements can only bode well
for Sterling in 2010 where it appears there will be several windows
of opportunity to buy Euros significantly above the relatively low
levels which have been the norm over the past few months.
As in the UK, mortgages are more difficult to come by, so if you
work on 50% loan to value, you shouldn’t be disappointed.
If you want advice for areas to invest in for the 1st quarter of

A global
recession has taken its toll on the overseas property market but
interestingly in the last couple of months there has been a marked
increase in business particularly in countries that have always
provided good and safe investments, such as Italy.
“I have been marketing homes in Italy for 22 years”, says Linda

What was different about this decline was the fact it was global.
However, Italy is a country that was not high on bank borrowings so
therefore did not suffer the brunt of the world’s economic downturn

you look at it, buying a property in Italy has never been so easy or
offered so many superb opportunities to buy at competitive prices,
and I should know; I have been selling there for 22 years!”, says

Italy is a perennial favourite for many reasons; it is a short
flight time from the UK, the infrastructure is good, the people
friendly, the food and wine superb, the history, culture and
architecture spellbinding and the scenery mesmerising.
“Banking money, with such dismal low returns is virtually a wasted
exercise at present”, continues Linda, “so astute investors are now
looking at buying property abroad. Italy is a safe country in which
to purchase property and although property prices have fallen a
little, interest has never truly waned. The summer months are adding
renewed interest and with market showing strong signs of bottoming
out, there are some terrific purchasing opportunities around if you
are quick.
So, is a better option to pay cash? Many of my clients spending
150,000 euros or less, are doing just that. They are then renting
the property for income and using for family holidays. If on the
other hand, clients are looking to spend upwards of that figure, why
not opt for a mortgage?
We are currently suggesting to our clients, mortgages through well
established Italian banks which are, at present, offering some very
good opportunities of up to 70-75% mortgages with rates currently
varying between 2.75% and 4.00% (dependant on fixed or variable
rates and subject to criteria). For example, a property costing
250,000 euros, with a deposit of 50,000 euros, would result in
repayment over 20 years of 840 euros per calendar month. Over 25
years this would drop to 718 euros per calendar month.
The expenses for instructing the mortgage are also fixed at about
700 euros (including the survey) so you know from the outset, your
financial commitment.
Also be advised that you will pay 0.25% of the value of the mortgage
if you buy the property as your main home, or 2% tax if you are
buying the property as a second home.”
Taking into account the ease with which one can purchase, maybe now
is the time to consider looking more closely at what could be yours.

Bates are a couple with a zest for life and a will and energy to
create an exciting lifestyle for themselves. It was no surprise
therefore to their family and friends that in 2001 they decided to
leave their home at Chandlers Ford in Hampshire and buy a derelict
property in Le Marche in Italy.
“David and I were absolutely fed up with our lives in the UK and as
my brother had been living in Le Marche for over nine years it was
the obvious place to start looking”, says Pam. Within a short period
they found what they were looking for – a typical Italian style home
set in a hectre of land surrounded by open countryside. The three
storey abandoned farmhouse was being marketed for just £42,000 but
was in need of total renovation.
“It was quite a challenge”, continues Pam, ”but David and I rather
like being in that type of situation and so we set to work not just
getting the property habitable for ourselves but also carrying out a
substantial business plan with the designation of Country House
providing bed and breakfast with a fully licensed restaurant”.
Renovation work included new roof, doors, windows, wiring, plumbing,
central heating, sewerage, landscaping, professional kitchen,
tiling, plastering, and the creating of 9 bathrooms and a bar plus
purchase of furniture for 9 rooms plus public areas and the creating
of a swimming pool. Later projects included extra rooms, decking and
porticos etc. In addition they had to have the linen, and soft
furnishings, coffee and beer machines, crockery, outdoor furniture,
and the complete stocking of the restaurant and bar.
Time was tight as they had to be open by February 2003 as they had
12 guests booked in! Pam is a gregarious person who had run a model
agency and events company so knew the advantages of Public
Relations. Because of the unusual concept of derelict farmhouse to
Country hotel, the property was featured on A Place in Italy 2004, a
Channel 4 production. The property was also featured on BBC’s Put
your Money where your Mouth is in 2008. Guests have included a wide
range of stars and celebrities including GMTV’s Ben Shepherd.

complications linked to the credit crunch and the dip in money
markets, but they need not be. Due to the fact that Italian banks
have been offering mortgages of up to 70%, the Italian banking
system is more stable than that of the UK or US.
As the Economy minister Giulio Tremonti told parliament last week,
Italian banks have sufficient liquidity to weather the global
economic storm, in part, due to their more conservative lending
practices. Mortgages are available in Italy (subject to the usual
criteria) and you should not encounter the same problems as you
would in the UK at present. These matters have a way of settling
down as they did in the early 90’s”, says Linda Travella of Casa
